We make it easy and it’s all online! You can view our Available Rentals and select the property you’re interested in. Then click “Apply Now” to access our online application.
How can I visit a property?
You can schedule an appointment online for one of our Available Rentals. Find the property you want to view and answer a few simple screening questions about income, pets, etc. If you meet the minimum criteria, you will be asked to upload a Photo ID (Drivers License) and then schedule a time to view the property.
Is it possible to apply for a property that I haven't viewed?
Of course! It’s not uncommon for out-of-towners to proceed based on the online data. We take true property photos and a 360 tour so you get an honest picture of the property. However, if you have a family member or friend who can visit on your behalf, that’s even better to make sure you’re happy with your decision.
Do I have to sign a lease?
Yes! Our leases are a minimum of 12-months. The lease conveys the responsibilities of both sides covering the whole tenancy period.
What is your security deposit policy?
Security deposit is equal to one months’ rent and is due before moving in.
How do the rent payments work?
Your rent is Due on the first day of every month and Late on the 5th. We offer a Discount for rent received by the 1st. We provide you with an Online Portal to conveniently pay your rent online. You can set it up to be automatic or make payments manually. EFT is Free but you can pay by Credit / Debit Card for a small fee too.
When do you increase the rent?
Rent increases happen after the lease term expiration. Typically the increase is 6%.
What could I do to waive the late rent fees?
We aren’t able to waive any late rent fees. Our late charge policy complies with Fair Housing Laws. That means we have to treat all tenants equally.
What happens if I can't pay the rent on time?
Immediately contact Avalon. Failing to contact could lead to an eviction.
Am I allowed to have a roommate?
Yes, but every roommate needs to get approval. You can do this using the online rental application form. After filling out the form, pay the application fee, and wait for the screening results. Skipping any of these steps violates the lease and could lead to fines / eviction.
What kind of situations are emergencies?
We provide a detailed Tenant Handbook where this is spelled out. Generally, true emergencies threaten human lives and/or cause property damage. For example, a burst pipe flooding the home or a tree falling on a home are definitely emergencies.
What's the pet policy?
The pet policy varies by Owner. Most of our properties permit one small dog (30 lbs or less). If you have a pet, contact our office before doing a rent application to avoid losing your application fee as it’s non-refundable. Tell us what you have and we’ll let you know if you can proceed.
Can I change the locks?
We change all locks after you move in to assure you that no one else has a key. You may not change the locks thereafter without prior written permission as you would violate the lease agreement terms.
Can managers and staff enter my home when I'm not there?
Standard lease terms permit Managers to access the property with 24-hr notice and you are welcome to be present if your schedule permits. The exception to 24-hrs is in the case of a reported emergency.
Do I need renter's insurance?
Avalon provides all tenants with renters insurance as part of the Resident Benefit Package included in all leases.
